Villa Franzan for sale a Sarcedo, VI

This Venetian Villa, with its origins dating back to 1665 and once owned by the Franzan family, is an integral part of a historic complex known as the "Barcon." This term has been associated with the property since the 1500s, signifying a vast enclosed area of fields.

Throughout its long history, this Estate has undergone various transformations, reflecting its diverse uses over time. In 1878, it served as the "dwelling for the English Ladies," and later, between 1907 and 1913, it became the Seminary of Padua.

The Villa's architecture exudes an understated yet imposing grandeur, distinguishing it from the other structures within the Barcon countryside. It spans three floors, featuring a total of forty-three windows distributed across its façade. The main floor includes rooms adorned with painted beams and frescoed friezes beneath the ceilings, dating back to the late seventeenth or early eighteenth century.

Additionally, the complex includes an ancient small church, further contributing to its historical significance and charm.

The opportunity also exists to acquire the adjacent property, which boasts over 37,000 cubic meters of available space across an expansive area of more than 23,000 square meters.

Location

The Villa on the border between the municipality of Sarcedo and the city of Thiene is centrally located in the wide plain north of Vicenza, the so-called Pedemontana area.

The complex is less than 10 minutes away from both the Thiene and Breganze tollgates of the new "Pedemontana" highway.

The foothills of Sarcedo and Fara Vicentino crown the property to the north, with Mount Summano and the Asiago Seven Municipalities Plateau towering on the horizon.

Features

From 2005 to 2009, the current property owners undertook extensive restoration measures to save the building, which had significantly deteriorated since the postwar period. Here’s a summarized overview of the major interventions:

1.  Roof Consolidation  They meticulously restored the roofs, emphasizing the reinforcement of the wooden components using various techniques, including incalms, partial replacements, Jupiter darts, and the integration of wooden prostheses, all aimed at ensuring the structure’s stability.

2.  Preservation of Exterior Facades : Efforts were made to preserve the building’s historical appearance, particularly focusing on maintaining the original marmorino exterior finishes.

3.  Mitigation of Capillary Rise: To address the issue of capillary rise, an aerated crawl space was installed on the ground floor, and a trench was dug around the exterior walls. In addition, macroporous dehumidifying plaster was applied up to 1.50 meters from the ground on the walls of the ground-floor rooms.

Overall, the restoration covered the entire main structure, prioritizing the preservation of existing finishes, addressing areas of deterioration, and ensuring the building’s structural integrity.
